Better Homes and Gardens Real Estate Realty Connect has merged with Exceed Realty, extending its brokerage network into Pennsylvania and bringing its combined footprint to roughly 25 offices spanning Harrisburg to Long Island, New York.

The Third Deal in a Fast Sequence

The Exceed merger follows Realty Connect's combination with Better Homes and Gardens Real Estate Dream Properties on Long Island just a month earlier, part of a deliberate roll-up strategy under co-owners Albert Faiola and Frank Stimolski. Exceed founder Robert Sulecki will lead growth and operations in Pennsylvania under the combined brand.

Consolidation Reshaping Residential Brokerage

The deal lands amid a wave of brokerage consolidation nationally, including Keller Williams' acquisition of the Jason Mitchell Group and Compass's purchase of Anywhere Real Estate's brands. Regional franchise networks are increasingly using mergers, not organic recruiting, to add scale and cross state lines quickly.

What It Means for Affiliated Agents

For agents inside Realty Connect's expanding footprint, the merger promises broader referral networks, shared marketing resources and multistate mobility without leaving the BHGRE brand. For competing brokerages in the Philadelphia and Harrisburg markets, it signals a well-capitalized regional operator now has the density to compete for listings and recruiting across state lines.
