The UK's Largest Property Franchisor Buys Into Its AI Vendor

About 4,000 leads a day go unanswered across The Property Franchise Group's network, chief executive Gareth Samples has said, according to PropertyWire, because branch staff do not have the capacity to reach them. On Oct. 7, the company put equity behind its answer.

TPFG, the UK's largest multi-brand property franchisor with more than 1,900 outlets across 18 brands, said in a market announcement that it has acquired a 25% stake in Enteka Ai, a conversational AI platform built for UK estate agents and mortgage brokers. The deal has two parts: a £0.9 million subscription for a 15% interest, plus a further 10% issued upfront but subject to forfeiture under a three-year agreement that makes Enteka TPFG's preferred AI provider.

This is not a pilot. Enteka is already live in more than 210 TPFG offices across Belvoir, EweMove, Hunters, Martin & Co, Northwood and Whitegates, plus Brook Financial Services. It handles enquiries by phone, email, SMS, WhatsApp and live chat around the clock, qualifies leads, books appointments and re-engages old databases, the company said. Enteka stays independent and keeps selling outside the network.

“Moving early to adopt these capabilities across our network can create a first-mover at scale advantage,” Samples said in the announcement. “Our investment, together with the three-year commercial agreement, will support our focus on improving lead generation, increasing efficiency and driving franchisee profitability.”

The performance evidence so far is early. In earlier comments reported by PropertyWire, Samples said 14 franchisees running about 25 branches had adopted the AI package, with another 50 franchisees in the pipeline, and that trial AI sales agents produced 25% more valuation appointments than traditional methods.

The structure is what makes this worth watching. A group discount is a procurement decision. A forfeitable stake tied to preferred-vendor status is a bet that one tool will be the network's tool for at least three years. Franchisees may get a product shaped around their work and a vendor with every reason to answer the phone. They also inherit a question: will a better option get a fair hearing from a franchisor that owns part of the incumbent?

The U.S. has its own version of the trend. ClientTether agreed to buy FranTelligence as homegrown franchise AI tools consolidate.

Revscale, which publishes this site, approaches the same lead-leakage problem differently: agents configured in natural language rather than built for one vertical. Its off-the-shelf Inbound Agent answers, qualifies and routes inquiries, its Voice Agent takes calls and transfers to a person when needed, and its Re-engage Agent works dormant leads and stops the moment someone replies, with activity flowing into the CRM a business already uses. For a multi-brand franchisor, the choice is a tool built for one industry or agents configured to each brand's existing workflows.

Whether the other 1,700 or so outlets sign on, and whether owning part of the vendor sharpens or dulls TPFG's judgment, the next three years will show.
