HomeServices Buys 1000WATT to Arm Its Franchise Network

The Berkshire Hathaway affiliate is pulling a respected real estate strategy shop in-house as it rebuilds itself into an active parent company.

HomeServices of America has acquired 1000WATT, the real estate research, strategy and creative firm led by Brian Boero and Marc Davison. The roughly 10-person team becomes an in-house resource for HomeServices' operating companies and HSF Affiliates, which includes the Berkshire Hathaway HomeServices franchise network. Terms were not disclosed.

From holding company to operating platform

CEO Chris Kelly has spent the year turning a historically decentralized holding company into a parent that supplies technology, marketing and services across its brands. This year alone it rolled out a unified agent tech platform and added mortgage servicing. 1000WATT already helped build OnePoint, the effort to connect brokerage, mortgage, title and insurance into one consumer experience, so the deal formalizes a working relationship.

What franchisees gain

Boero becomes chief marketing and strategy officer and Davison chief creative officer. 1000WATT's proprietary consumer and agent research platform becomes exclusive to the HomeServices network, which Boero puts at about 60,000 agents, 46 brokerage companies and 220 franchised offices. The firm will stop taking outside clients, which removes a strategy resource competitors have used for nearly two decades.

The acquisition setup

Kelly said HomeServices has held talks with other brokerages over the past six to 18 months and wanted a platform for them to plug into before buying. Building shared capability first, then acquiring, is the same sequence franchise platforms in home services have used: make the system more valuable, then roll in operators who want that support.

Why it matters beyond real estate

Franchisors in any sector face the same question HomeServices answered here. When brand marketing and research sit with outside agencies, franchisees get generic output. Owning the team gives the franchisor proprietary insight it can hand to operators, and it gives prospective franchisees a concrete reason to join.
