Century 21 is entering the Indian real estate market with a franchise led model built around cross border transactions. The New Jersey based brand plans to sell 126 regional franchise territories over five years, with buyers building their own agent networks underneath them.

The Math Behind the Expansion

Century 21 is targeting six to ten regions sold in year one, scaling to roughly 1,500 offices and 30,000 agents across India within five years. Revenue flows up a chain of royalties: an agent's sale generates a royalty to the local franchise owner, who pays a royalty to the regional owner, who pays Century 21. That structure means the company's growth depends entirely on how fast it can recruit and fund regional operators, not on opening company owned offices.

Why Cross-Border Deals Matter Here

The pitch is not just domestic brokerage. Century 21 wants to connect non resident Indians investing back home with Indian buyers looking at property abroad, using its existing 82 country network as the supply side. That two way flow is the differentiator against India's crowded local brokerage market, and it is why the company is building custom AI driven transaction technology for the region instead of importing its US or UAE systems wholesale.
